总得来说，四个方案在布局的“解题思路”可以分为两组：集中式和分散式。

Aedas和UNstudio都采用分散式思路，不同之处是塔楼贴路边还是混合在场地中间；

奥雷和拉斐尔都是集中式布局，这也是两位作为明星建筑师最乐于采用的布局方式，显然，集中式的布局可以带来更为震撼的体量感和综合体气势，两人不同之处是：

奥雷采用风车状布局，四座塔楼均为南北或东西向，带有德国人的严谨；

拉斐尔采用X型布局，平面配合裙房像一只展翅待飞的蝴蝶，很有张力。

在下一阶段的评选中，集中式或分散式的布局方式，将成为评判的焦点，不论如何，四家单位都显示出非凡的创造力，值得每一位客户和建筑同行向他们表示尊敬和期待！

【永嘉世界贸易中心】项目规划背景分析

在准备设计竞赛初始，为了获得令各方满意的设计成果，需要与设计单位及政府规划主管部门高密度地不断沟通，

其中对于规划条件的研究和调整，是最有难度也最有技术含量的工作，这项工作至今仍是中国开发商的设计部的水准体现，

这里列举的几张关键图片来自《三江片区控制性详细规划文本》和《永嘉世界贸易中心国际设计竞赛招标文件》，不要小看这些前期资料，它们是“设计的起点”。

【永嘉世界贸易中心】项目规划背景

本项目地处温州最有都市发展潜力的瓯北三江片区。

根据总体规划，永嘉瓯北三江片区功能定位于集产业商务、现代居住、旅游服务、休闲娱乐等功能于一体的综合性功能片区。

温州市地处我国东南沿海经济密集带，其北为以上海为中心的长江三角洲地区，南邻粤闽港经济区，加上温州对外的深水海港和内陆的出海航道的支持，拓展了国际国内市场的通达优势和广阔空间。

瓯江北侧是温州经济实力最强地，现已形成阀门、泵类、鞋革、服装四大支柱产业。

随着沿海大通道的打通、甬台温高速公路和甬台温铁路的建成通车以及温州大港的形成，特别是温州大桥、瓯江三桥、五桥等的全面贯通，将使瓯北地区成为温州市区“中心突破”的拓展腹地，

三江半岛地处瓯江和楠溪江两江交汇处，地理位置得天独厚，有望发展成温州的“曼哈顿”和“陆家嘴”核心区。

由于本区所处的是城市未来发展的重点地区，从可达性和经济活动的密集性出发，这里也是商务办公功能和金融功能的首选地。

政府规划将三江片区定位为集产业商务、现代居住、旅游服务、休闲娱乐等功能于一体的综合性功能片区，重点发展外向程度高、产业层次高、

附加值高的现代服务业和休闲娱乐产业，成为集中体现温州滨江城市形象的标志性区域和温州城市的RBD。

永嘉世界贸易中心将成为该区域最重要的高端现代化都市综合体之一。本项目所在的B-10、B-16地块，是三江半岛最核心的区块之一。

拟建造的“永嘉世界贸易中心”为命名的城市综合体，将是总部位于纽约的世界贸易中心协会( WTCA )一级会员。

其总建筑面积60万平米的建设规模超过了一般都市综合体的基本规模。在开发理念上，本案将一般意义的商业综合体概念升级为“定制式都市复合区”（Customize City Complex），

即通过有创意的高品质设计和复合化的都市生活方式设定，打破同质化的都市面貌，塑造独一无二的区域地标。

The project is located in Oubei Sanjiang Area which has the highest development potential in Wenzhou.

According to general plan, Oubei Sanjing Area in Yongjia is positioned into an integrated functional area with industry business, modern residence,

tourism service, leisure and entertainment and other functions rolling into one.

Wenzhou city lies in the dense economic zone along the coast of Southeast China, next to Yangtze River Delta Region centered on Shanghai in the north and Yue-Min-Gang Economic Zone in the south,

in addition to the deep-water-sea port outside Wenzhou and the support from inland channel to the sea, which expands its access advantages and wide space in both international and domestic markets.

The north of Oubei Sanjiang Area is the strongest economic place in Wenzhou, where four pillar industries valve, pump, shoe and cloth have been developed. With the open of costal highway,

Ningbo-Taizhou-Wenzhou highway, and Ningbo-Taizhou-Wenzhou railway are opened to traffic and Wenzhou port is completed, especially the completed run-through of Wenzhou Bridge,

Oujiangsan Bridge and Wu Bridge, which make Oubei Area become the development hinterland for Wenzhou’s breaking center. Sanjiang peninsula is in the intersection of Ou River and Nanxi River,

enjoying exceptional advantages in geography, which may develop into Wenzhou’s “Manhattan” and “Lujiazui”.

Due to lying in the important area for future urban development, Oujiang Sanjiang Area is also the ideal place for business office and financial functions in terms of accessibility and density of economic activities.

It is positioned into an integrated functional area with industry business, modern residence, tourism service, leisure and entertainment and other functions into one according to the government plan,

put modern service industry and leisure and recreation industry with high extroversion degree, high industry level and high additional value into point development,

and expect to become the RBD of Wenzhou and the symbolic area which can embody the riverside city image of Wenzhou.
